Our team coordinates every step — from working with the Lindal design team, to managing your package, to connecting you with the right builder for your market and budget. The result is a clear path from first conversation to the home you've been imagining.
Three Ways to Start
Every client is different. Some know exactly what they want. Others need help exploring. We offer three clear paths to get you from idea to Lindal package — each with its own level of customization and investment.
Featured Plan As-Is
Love one of Lindal's existing plans? Buy it as-is. We order the materials package, coordinate delivery, and connect you with a builder. This is the fastest, most affordable path to a Lindal home.

Modify a Featured Plan
Start with a Lindal plan you like and customize it. Through a Design Service Agreement, we work with Lindal's architects to adjust the layout, resize rooms, change window configurations, or adapt the plan to your lot.

Project Timeline
Discovery Call
Every project starts with a conversation. Come ready to talk about your land, your budget, and your timeline. Justin will ask the right questions to understand your vision and determine if we are a good fit to work together.

- No cost, no commitment
Design Service Agreement (DSA)
Once we're aligned, we execute a Design Service Agreement. This is your first agreement with Modern Dwellings and it kicks off the formal design process. Design is priced at $5 per square foot for the conceptual phase.

- Justin manages all communication — you never deal directly with the designers
- Typical timeline: 3–6 weeks for Featured Collection plans, longer for fully custom designs
Conceptual Design
Working through Lindal's design team with Justin as your point of contact, your home takes shape. For Featured Collection plans this means refining an existing design to suit your site and lifestyle. For custom projects it means building something entirely new.

Package Pricing
One of the major advantages of the Lindal system is cost certainty. Once your design is finalized, we provide a locked-in package price. Unlike traditional architecture, your construction documents are included in the package — no separate architect fees.

Purchase & Sale Agreement (PSA)
With design finalized and package priced, we move into a Purchase and Sale Agreement. This is when your Lindal package is officially ordered and your project moves from planning into production.

Builder Coordination
Modern Dwellings helps you identify and vet the right general contractor for your project. For clients in our core Georgia market, Peppers Construction is available for select builds. For clients across North Carolina and South Carolina, we connect you with vetted local builders experienced with Lindal's system.

Package Delivery
Your Lindal materials package is assembled and shipped directly to your building site. While all construction components are being procured and prepared for delivery, your builder handles site preparation and foundation work. When the trucks arrive, your builder erects the post-and-beam frame — and your home begins to take shape.
